New Construction: Stabilizing a Foundation
Challenge
This residential new construction project is located in an area known to have unstable soil. This means foundation settlement and movement is very likely. Foundation cracks may result in water intrusion and foundation movement could cause a structurally unsound home.
Solution
When building a home on unstable or expansive soils, in an area with a high water table or prone to flooding, or when fill was recently added, a good option to stabilize the foundation is the installation of helical piers.
Helical piers transfer the weight of the home to deep, stable soils or bedrock. Helical piers are a below-grade solution and won’t be visible after installation, and are a fantastic option to ensure the foundation’s structural viability while also maintaining the safety and the value of a home for years to come.
